To evaluate a Northwest DC home, define the property and comparison set before drawing conclusions about the market. State the sample size, period, geography, property segment, definitions, and method whenever presenting a statistic. Explain when a small or mixed sample makes a median unhelpful. Separate asking prices from sold prices, and market exposure time from the time required to close.
