Separate an apartment or cooperative from a detached house. Price per square foot, fees, ownership rights, and renovation scope are not interchangeable across those forms. A citywide median can move because the mix of sold homes changed.

Check the composition before explaining the movement

Count the observations in each segment and inspect the individual records behind any large change. A claim about cash buyers, international demand, or borrowing-rate effects requires the relevant field and source; a price chart alone cannot establish the cause.

Build and retain the comparison record

For every comparison, retain its source and observation date, ownership form, status, transaction date, condition information, and reason for inclusion. Keep asking prices separate from completed sales. Explain excluded records and missing fields; do not fill gaps with a neighborhood average.
